Our team checks the records in India and emails a written report, so you know the risks before sending money from Oman. You only share scans of the seller's documents for the search.

Title Search & Due Diligence from Oman: how it works

Working from the seller's papers, our team traces each transfer at the sub-registrar office, obtains certified copies of revenue entries and checks court databases for suits involving the property or the seller. For new apartments, we review the builder's RERA registration, sanctioned plans, completion status and any project loan. For plots, we confirm land-use approval and conversion from agricultural land, because unapproved layouts are often marketed to buyers in Muscat and Sohar.

The written report sets out the title chain and lists each defect with a practical cure, for example a release deed from a co-heir or rectification of the revenue record. If you go ahead, the agreement ties payments to those cures, and the purchase can be completed through a power of attorney apostilled in Oman. Payment should travel by bank from Oman or from your NRE account so the purchase stays repatriable. Because many Oman-based buyers visit India only once a year, we can also time a site visit and meeting with the seller during your leave, so you see the property in person before the final payment.

What clients in Oman should know

  • Verify that the person selling is the owner in the records; impersonation of absentee owners is a known fraud.
  • An Indian bank's legal opinion for a home loan protects the bank, not your entire title.
  • Keep the report; it simplifies a future sale or inheritance.
