Singapore-based landlords letting a flat in Bengaluru, Chennai or Mumbai often find tenants delaying rent or refusing to vacate once the owner's absence becomes obvious.

Tenant Eviction for clients in Singapore
In short

A landlord in Singapore can evict a tenant in India through the rent controller, rent authority or civil court, depending on the state law. Tamil Nadu has a newer tenancy law with rent authorities, Karnataka and Maharashtra have their own rent acts, and Punjab and Chandigarh give NRI owners a special own-use route. You appoint an attorney holder by an apostilled power of attorney, and we run the case.

Document route
Singapore notary public, then apostille from the Singapore Academy of Law
Time difference
Singapore is 2h30 ahead of IST all year
Punjab NRI right
Section 13-B, East Punjab Urban Rent Restriction Act 1949
Without rent control
Notice under section 106, Transfer of Property Act

Tenant Eviction from Singapore: how it works

We check the tenancy agreement, its registration and the payment record, then identify the governing law. Tamil Nadu's Regulation of Rights and Responsibilities of Landlords and Tenants Act 2017 requires written agreements registered with the rent authority and provides a faster process; Maharashtra's rent law and leave and licence rules apply in Mumbai and Pune; Karnataka's rent act applies in Bengaluru. A legal notice terminates the tenancy and demands arrears.

The petition is filed in the right forum with ownership and tenancy evidence. Tenants are usually directed to deposit arrears and pay ongoing rent, which often leads to a negotiated exit. If the tenant contests, your affidavit is filed from Singapore and video testimony requested where allowed. After the order, execution restores possession, and we prepare a properly registered agreement for future tenants.

What clients in Singapore should know

  • In Tamil Nadu, tenancy agreements must be registered with the rent authority; an unregistered tenancy weakens a landlord's position.
  • Tenants paying rent to a non-resident landlord must deduct tax at source and issue certificates.
  • Rental income from India is taxed in India and generally not taxed again in Singapore for individuals.
