Title Search & Due Diligence for clients in the UK
In short

A title search for a UK-based buyer examines thirty years or more of ownership, encumbrances, revenue entries, approvals and pending litigation, plus the builder's RERA record for new projects. Our team inspects records in India and sends you a written report with specific risks and cures. Nothing needs to be notarised in the UK for the search itself.

Title Search & Due Diligence from the UK: how it works

You send scans of the seller's or builder's documents. Our team takes certified copies from the sub-registrar and revenue office, searches court portals, and for new projects examines the RERA registration, approved plans and any mortgage of the project land. Where the property came to the seller by inheritance, we check that every heir has joined or released their share, as a missing heir is the most frequent defect we find.

The report sets out the title chain and lists problems with suggested remedies, such as a ratification deed or rectification of the revenue record before payment. If you go ahead, we draft protective terms into the agreement to sell. Payments from your UK account or NRE account should be by bank transfer only, and the price in the deed should match what you paid. After registration, we complete mutation in the revenue and municipal records so the property is shown in your name for tax and future sale.

What clients in the UK should know

  • Some UK buyers rely on a relative's verbal assurance about title; independent checks avoid placing family relationships under strain later.
  • An Indian home loan bank's legal opinion protects the bank's security, not your title as a whole.
  • If you later sell, the title report helps answer the buyer's questions quickly.
